How a Visit Works From St. Augustine to the 32259 Subdivisions
Shut the water at the house valve and call. We cover the whole 32259 area, and assessments and estimates are free.
We come up I-95 to CR 210 and work west or north from there, so most of St. Johns sits close to the interstate. Your call reaches owner Dal Beggs. He tells you what to do before we arrive and what the visit will involve. Emergencies can come in at any hour. Routine calls work out easiest from 7am to 7pm.
A visit here has a simple rhythm. We find the edge of the wet area with meters and a thermal camera, extract anything standing, and set air movers and an LGR dehumidifier where the readings say. You keep the written scope, the moisture map and the photos. No high-pressure sales. You decide what happens next.

Which Services Fit Master-Planned Subdivision Homes
Interior plumbing and appliance failures make up the likely list for homes like these, along with storm-driven leaks when a big system comes through.

Water Damage Restoration in St. Johns, From Durbin Creek to the Ponds
Separate inside water from outside water on the first call. Inside water is usually a plumbing or appliance failure. Outside water in a planned subdivision has already passed through a stormwater system, and the St. Johns River Water Management District says that system may be under the control of your HOA and its management company. So tell your association about a backed-up pond or drain while we deal with what reached the house.
Put-back paperwork follows county rules. The county says most building applications are accepted only after a Clearance Sheet is issued, and it wants a Notice of Commencement recorded on permitted projects over $5,000. Your flood zone is a parcel question, so check the county's Flood Zone Viewer.
Durbin Crossing, Aberdeen, RiverTown: A Community Still Filling In
St. Johns began as a label. Mail here went to Jacksonville until a 2005 chamber poll settled the name, and the Census lists no St. Johns place at all. ZIP 32259 alone counted 62,169 people and 23,235 housing units in 2020. St. Johns County as a whole grew from 190,039 to 273,425 in that decade.
The growth came in large master plans. A 2021 county table showed Aberdeen nearly built out, with 1,859 of 2,023 approved units done, while RiverTown stood at 1,159 of 4,500 along the river off SR 13 and Longleaf Pine Parkway. SilverLeaf, west of I-95 between CR 210 and SR 16, had 200 of 10,700. So one short drive crosses homes in their second decade and homes still under builder warranty.

That spread shapes what we look for. Older subdivision homes can have original water heaters, hoses and condensate drains. Newer ones raise builder questions, and our new home water issues page covers those. Durbin Creek adds outdoor risk near its banks. Its gauge at Race Track Road reported 3.62 feet NAVD88 in Matthew, and the same creek topped 5.6 feet above normal high tide in Irma.

What customers say
5.0 stars on Google from 8 reviews. Quoted as written.
“Highly recommend Dal and his team at 1 Call Restoration - great locally owned company. We had a pipe burst that flooded parts of our home - it was such a stressful situation for our family. Dal and his team were amazing through the whole process. They helped us get everything cleaned up and even helped us as we worked with our insurance. Super thankful for their expertise, quality work, responsiveness, and professionalism.”
“Dal and his son are so compassionate and truly care about the human and do everything in their power to help your house back to normal. They were punctual and even showed back up to the house with any questions etc, I was very pleased with them and would recommend them to anyone who wants someone honest in this industry that unfortunately doesn’t have many honest companies in it. Dal and his crew have a customer life with us anytime we need their services.”
CR 210, Race Track Road and the Utility on Your Bill
CR 210, Race Track Road and SR 13 carry most of this area's traffic, and I-95 is the spine from St. Augustine. Water and sewer come from JEA or St. Johns County Utility Department depending on the subdivision, so your bill tells you who to call about a meter or main. ZIP 32259 is the street address for the area, and 32260 is PO boxes.
Give us the subdivision name and the parkway you use. St. Johns Parkway leads to SilverLeaf, and Longleaf Pine Parkway leads to RiverTown. Shearwater stood at 937 of 2,703 approved units in that same 2021 county table, so new streets may not show on every map yet.
St. Johns questions
Is St. Johns a city with its own building department?
No. St. Johns is an unincorporated community with no city government of its own. A 2005 chamber poll chose the name, and the Census Bureau does not list it as a separate place. Permits and code questions go to St. Johns County, whose building department sits at 4040 Lewis Speedway in St. Augustine. The contractor doing permitted work pulls the permit.
My St. Johns subdivision has an HOA. Does it get involved in a leak?
Usually not for damage inside your walls, though your association documents decide. It may matter if you change anything outside, or if a townhome shares a wall. Read your declaration and call your manager. For a shared wall, we can meter both sides with each owner's permission. Coverage questions go to your insurer, so ask them first.
How long does a typical subdivision leak take to dry out?
There is no honest fixed number before we meter it. Clean water caught early in one room dries in fewer equipment days than water that sat under carpet or behind cabinets for a weekend. We set a dry standard from unaffected materials in your home, take readings daily, and pull equipment when the numbers get there. You see each reading.
