Water Damage Restoration in St. Augustine Shores, FL

Water damage restoration in St. Augustine Shores usually starts indoors, because this planned community off US 1 South holds homes from the early 1970s right up to new builds. We cover the whole Shores, about 18 minutes from central St. Augustine in normal traffic, and you speak directly with the owner. A 1980 home and a 2026 build need different plans, so tell us the year when you call.

A Shores Visit, Step by Step From US 1

Knowing the sequence makes the first hour easier. We come south on US 1 and turn into the Shores, a short trip from downtown, so most of the time goes to the job itself.

  1. Shut your main valve if you can reach it, and call. You get Dal Beggs or his son.
  2. We confirm the leak has stopped. A licensed plumber fixes the pipe itself.
  3. Moisture meters and thermal imaging show how far the water went under floors and into walls.
  4. We photograph the damage and draw a moisture map before any demolition.
  5. You receive a free assessment with an estimate, and the written scope comes before heavy work.
  6. Air movers and an LGR dehumidifier run while we take readings every day.

Emergency calls can come any time, and everything else is best between 7am and 7pm. There is no high-pressure sales. We show up, assess the damage and give you an estimate.

Deltona-Era Blocks Through New Infill: The Housing Record

Do not assume every Shores home is old. The community began as a Deltona Corporation development around the late 1960s and early 1970s, but recent sales ran from 1972 builds to 2026 builds, with a median around 1980. NeighborhoodScout also notes many homes from 2000 onward.

The numbers show a settled, mostly detached place. Census survey data for 2013 to 2017 counted about 2,930 single-family units and 710 multi-family units, plus about 145 mobile homes. Owners outnumbered renters about three to one. The 2020 census found 8,706 residents in 4,737 housing units, with 11.4 percent vacant, far lower than the beach communities across the river.

What We Will Not Assume About Your Pipes

Age alone tells you only so much. We looked for a record of which pipe materials went into Shores homes and found none, so we will not tell you that yours are failing. What we can say is simple: a 1980 home has plumbing that has worked for more than 40 years unless someone replaced it.

So we check rather than guess. Is the leak at a fitting, a hose, a water heater or a slab line? Has a past owner already repiped? That answer shapes what comes next, and the plumber's findings go in your record.

Storm water still needs checking. A real estate data sample of 18 recent listings put median elevation at 27 feet, but that says nothing about your lot, and waterfront streets may differ. The county says local flooding comes mainly from heavy rain in short periods, plus seasonal high tides. Search your parcel in the county's Flood Zone Viewer before you assume anything.

Conquistador Condos and Mobile Homes: The Other Shores Housing

Not every address here is a detached house, and that changes the first call. In a condo such as the Conquistador, tell the manager early, because a shared wall puts a second owner in the job. Under a mobile home, water can run across the floor system and into the insulation below it, so we check underneath as well as inside the room.

Local Services, Plus the Offices for Shores Addresses

St. Johns County runs the essentials here. The Shores is unincorporated, so Building Services handles permits and the county Utility Department handles water. Condo buildings like the Conquistador have their own association layer on top. Streets here include Deltona Boulevard, Graciela Circle and Costado Street. The cards below match what a home of this age and type tends to need once water gets out of a pipe or an appliance.

St. Augustine Shores questions

Is St. Augustine Shores a retirement community?

Not strictly. It skews older, with a 2020 median age of 57 and about 36 percent of residents at 65 or above, but roughly one resident in seven was under 18. So you will find retirees next to working families. For water damage, the practical difference is how soon a leak gets noticed and who can move furniture.

Should I replace my pipes before a leak happens?

That is a question for a licensed plumber, and we do not sell repiping. We can tell you what we find during a water loss. A plumber can identify your supply line material, and you can review past permits for your address with the county. Our work starts after the leak: extraction, drying, records and a written scope.

Who do I call if the water main on my Shores street breaks?

Call the St. Johns County Utility Department, which has issued water notices for portions of the Shores and for the Conquistador Condos. Inside your home, shut your own valve and open a low faucet. If you see water or wet flooring after service comes back, call us, and we will trace how far it traveled.

Is a mold smell after an old leak something you can test?

We find moisture and scope visible growth, but we do not sell lab testing on a job we would remediate. Sampling and formal assessment come from an independent licensed mold assessor, as Florida law keeps those roles separate on a job. If you want that first, ask for it. Either way, the moisture source needs finding.
