Two Shorelines and One A1A Between Them
Read this place as a narrow island with water pressing from both sides. Crescent Beach is unincorporated, with 844 residents in the 2020 census, and SR 206 comes in from the mainland over the Crescent Beach Bridge to meet A1A two blocks from the ocean. Everything else runs along that one north-south road.
The buildings are more mixed than "oceanfront homes" suggests. Census survey data for this small area shows more multi-family units than single-family ones, so condos like Sea Haven sit along A1A among beach houses. Some are rentals, and an owner may not see a problem until a manager calls.

Wind and salt do the slow damage. On an ocean-facing wall, rain can get pushed in sideways at sliders and window corners, and it stays out of sight behind drywall. Inside, the drying plan relies on sealed rooms and LGR dehumidifiers, because the air on this island offers no help.

Nor'easters, Summer Haven and the Record South of SR 206
Yes, nor'easters are a real exposure here. They are not the only one, though. A strong nor'easter cut a new breach at Summer Haven, just to the south, in fall 2021, and nor'easter-like conditions in December 2023 brought forecasts of more flooding and erosion to that stretch.
Hurricanes write the bigger entries:
- Matthew, 2016: inundation estimated at 6 to 7 feet near Matanzas Inlet, and houses at Summer Haven took at least 3 feet of saltwater
- Ian, 2022: tide-driven water reached river-side docks, and high water on A1A near SR 206 blocked county crews
- Nicole, 2022: dunes and walkovers along Crescent Beach were badly damaged, and the National Weather Service reported surge inundation here and A1A closed by water over the road

Notice how much of that came from the river side and along the road, not over the dunes. A home set back from the beach can still be exposed to rising water from the Matanzas River. Check your parcel in the county's Flood Zone Viewer, which shows the mapped zone for your lot.
Permits and Water at the End of SR 206
St. Johns County runs nearly everything here. Crescent Beach sits south of the City of St. Augustine Beach, so Building Services takes permits and Floodplain Management takes zone questions. The county Utility Department also issues the water notices for the area. Our anchors are the plain ones: Crescent Beachfront Park at 6930 A1A South, the bridge, and the road south toward Fort Matanzas. The county's evacuation route from here runs west on SR 206 over the Crescent Beach Bridge to US 1, so learn it before storm season.

What customers say
5.0 stars on Google from 8 reviews. Quoted as written.
“Highly recommend Dal and his team at 1 Call Restoration - great locally owned company. We had a pipe burst that flooded parts of our home - it was such a stressful situation for our family. Dal and his team were amazing through the whole process. They helped us get everything cleaned up and even helped us as we worked with our insurance. Super thankful for their expertise, quality work, responsiveness, and professionalism.”
“Very impressive service. Dal and his team responded to our call immediately and were out the same day to begin the remediation process. Would highly recommend 1Call Restoration.”
How a Visit Works 30 Minutes Down A1A
Plan on a short phone conversation first. Dal Beggs or his son will ask what is wet, where the water came from and whether A1A or the bridge is passable. Then we come down the island, or over from the mainland on SR 206 if that is the better way that day.
On site we do the same work in the same order: source, readings, moisture map, photos before demolition. You get a free estimate and a written scope before heavy work. We take readings every day until the structure meets the dry standard, the reading of unaffected materials in the same building.

If the owner is out of town, we can send the photos and logs, and explain our own estimate by phone.

Crescent Beach questions
Do nor'easters really cause water damage in Crescent Beach, or just erosion?
Both, though erosion gets the headlines. A nor'easter can hold onshore wind and high surf over several days, which drives rain into stucco, sliders and window frames. The county's stretch just south at Summer Haven saw a nor'easter breach in 2021. We confirm hidden wet areas with thermal imaging before anyone assumes a stain is old.
What if A1A is closed when I call?
Tell us, and we will plan around it. During Ian, high water near SR 206 stopped emergency crews from going further south. SR 206 and the Crescent Beach Bridge come in from the mainland, so we watch both approaches. Follow county and law enforcement directions, and do not drive through water. We will go when the road is open.
My Crescent Beach condo is a vacation rental. What should the manager do first?
Shut off the water to the unit, then cut power to wet circuits if that can be done from a dry spot. Move the next guests elsewhere and tell the association. Take dated photos, and call us for a free assessment. We keep unit-by-unit records, so the owner has the moisture logs and estimate for their insurer.
Who runs water and permits at Crescent Beach?
St. Johns County handles both, because Crescent Beach is unincorporated and sits outside the City of St. Augustine Beach. Building Services takes permit applications, and the county Utility Department has issued boil water notices for this area. Flood zone questions go to county Floodplain Management. Whoever does permitted work pulls the permit, and we schedule around it.
