Water Damage Restoration in World Golf Village, FL

Water damage restoration in World Golf Village is mostly a story of newer single-family homes, with a smaller group of condos around the golf courses. We cover the village from International Golf Parkway outward, about 22 minutes from central St. Augustine in normal traffic, and the owner answers your call. Most losses here start inside the house, so finding the source comes first.

What Tends to Go Wrong Around International Golf Parkway

Look inside the house first. World Golf Village sits inland along I-95, far from the barrier islands, so the common water losses here come from plumbing, appliances and storm rain, rather than tides. These are the services that match that pattern.

Summer storms still matter, because a planned community like this drains through ponds and swales. Rain that overwhelms a lot can reach a slab. Check your parcel in the county's Flood Zone Viewer instead of assuming either way.

Mostly Houses, Some Condos: From King & Bear to Cascades

Do not picture a condo complex. This began as a 6,300-acre development approved in the 1990s around the World Golf Hall of Fame, which left in 2023. It held 22,117 people in 2020, up from 12,310 in 2010. Census survey data for 2017 to 2021 shows about 7,170 housing units: about 6,240 single-family, about 760 multi-family and about 170 mobile homes.

So the typical call is a two-story or large single-story house in a neighborhood like Murabella, Heritage Landing or the 55-plus Cascades. These homes tend to have finishes that need care: engineered wood, tall baseboards and painted drywall ceilings below a laundry room. Younger homes also carry paperwork. If yours is new enough for a builder claim, read our notes on new home water issues.

When a Leak Crosses a Shared Wall on Registry Boulevard

The condos are a smaller group, but they need a different playbook. They include The Residences at World Golf Village, The Legends, Laterra Links and the Registry Boulevard buildings at King & Bear. One failed line can touch the unit above, the unit below and the common elements.

Tell your association early. We can map moisture for each unit separately, and record who saw what and when. That gives every party the same dated facts. Responsibility comes from your association documents and each insurer, and we leave those decisions to them.

From Downtown St. Augustine to Exit 323

The route is easy to describe: north on I-95 to exit 323, International Golf Parkway, or across on US 1 and SR 16 when that runs better. A visit follows the same order every time.

You call and speak to Dal Beggs or his son, any hour for an emergency. We stop the source if it is still running, then check walls, ceilings and floors using moisture meters and thermal imaging. Everything gets photographed before demolition. The assessment is free, the estimate and written scope arrive before heavy work, and nobody pressures you to sign.

From there, drying runs on daily readings until wet materials match unaffected materials in your own home. We then lay out how the drywall repair and paint put-back will be organized, and structural rebuilding goes to a suitable licensed contractor.

What customers say

5.0 stars on Google from 8 reviews. Quoted as written.

“I needed a second opinion on my water damage cleanup but about 5 minutes after Dal showed up I realized I should have contacted 1 Call FIRST. They immediately got to work drying out my house and explained everything so well which helped relieve so much of the anxiety I was feeling. The communication and work was all top notch. HIGHLY RECOMMEND!”
Kelly L., Google review, 2024
“Very impressive service. Dal and his team responded to our call immediately and were out the same day to begin the remediation process. Would highly recommend 1Call Restoration.”

County Offices for a Village With No City Hall

World Golf Village has a census name but no municipal government. County Building Services takes permits, and county Floodplain Management answers flood zone questions. The local anchors are simple: I-95, International Golf Parkway, the King & Bear and Slammer & Squire courses, and the resort around them. ZIP code 32092 covers most addresses we would visit here.

Water problems can start far from the village. In August 2023 a damaged JEA main on US 1 in Duval County put county customers along International Golf Parkway east of St. Marks Pond under a boil water notice. County notices name the World Golf Village area, but read your bill to confirm your provider.

World Golf Village questions

Are most World Golf Village homes condos?

No. Census survey data for 2017 to 2021 counted about 6,240 single-family units against about 760 multi-family units, so condos are roughly one home in ten. They cluster around the golf courses, in places like The Residences and The Legends. Shared-wall leaks do happen in those buildings, but most losses here will involve a single owner and a single house.

My home is three years old. Should I call the builder or you?

If water is moving, stop it and dry first, then tell the builder in writing right away. Wet materials cannot wait for a builder's warranty visit. We can document the source, the moisture readings and the affected areas before anything is removed. Your builder documents and your warranty paperwork decide who pays for what, not us.

Does Cascades, as a 55-plus neighborhood, have extra rules for contractors?

It may. Gated and age-restricted neighborhoods often have their own gate and vendor procedures, so give your association a quick call or let us know who manages access. We have no special standing with any association. Those rules do not change the drying, only how we get equipment in and when loud equipment can run.

Who handles permits for repairs in World Golf Village?

St. Johns County Building Services does, since the village is an unincorporated area with no city hall of its own. Most repairs start with a Clearance Sheet and your parcel ID. Water provider details vary by neighborhood, so read your bill for that. Whoever carries out permitted work pulls the permit, and we organize the put-back around it.
