Water Damage Restoration in Jacksonville Beach, FL

Our water damage restoration work reaches Jacksonville Beach, about 51 minutes from central St. Augustine in normal traffic. Two things separate this city from its neighbors. About four in ten homes sit in multi-family buildings, so one leak can involve several owners, and water service comes from the city through Beaches Energy, not JEA. The call goes straight to the owner.

How We Handle a Visit When Several Owners Are Involved

Stop the water if you can reach the valve, tell your manager and call us. Assessments and estimates are free.

The drive north runs up A1A through Ponte Vedra Beach, or I-95 to Butler Boulevard, which ends in the southern part of the city. Your call goes straight to owner Dal Beggs. Emergencies can come in at any time. For anything else, 7am to 7pm suits best.

In a stacked building, we start at the top of the water path and work down. We need access to each affected unit, so get permission from those owners or the manager. Each unit gets its own photos, moisture readings and scope, and you see that paperwork before heavy work begins. We dry to the reading of unaffected materials in the same building.

Cottages, Older Towers and the 35-Foot Height Cap

Jacksonville Beach is more mixed than the condo image suggests. The 2017 survey clipping shows 13,133 units, of which 7,769 were single-family and 5,350 multi-family. The city counted 23,830 people in 2020.

Politics shaped the skyline. Voters capped height at 35 feet in 2004 and rejected a 2023 attempt to raise it, so taller buildings mostly predate the limit. That gives you two risks in one town: older towers with long vertical plumbing stacks and shared risers, and three-story buildings where a top-floor leak still crosses two neighbors.

The law draws a line inside the walls. F.S. 718.111(11)(f) keeps floor, wall and ceiling coverings, appliances, water heaters, cabinets and countertops out of the association's policy. Your declaration, your policy wording and your adjuster decide what that means for your loss.

Salt, wind and surge add the outdoor side. The pier recorded 61 mph winds gusting to 76 in Matthew, which partly destroyed it, and NWS pictured surge flooding at 1st Street and 8th Avenue. Irma pushed a storm tide sensor here to 6.55 feet NAVD88. Ian brought 3 to 4 feet of surge along the Duval coast.

Water Damage Restoration in Jacksonville Beach, From the Dunes to 3rd Street

Sort the water by floor. On the oceanfront blocks, the National Hurricane Center says Matthew's erosion swept some dunes completely away, and it put Ian's peak inundation on the northeast Florida coast at 3 to 5 feet. Outdoor water at ground level arrives as Category 3, with sand and salt in it. Higher up, the same storm usually means wind-driven rain at a slider, so that unit may hold cleaner water and need a different scope.

Have your papers ready for the put-back. The city's one- and two-family permit checklist asks for flood zone designations and design flood elevations, so find your survey or elevation certificate early. Your flood zone comes from the city or your parcel records, not from this page.

Beaches Energy, Beach Boulevard and City Permit Notes

Water here is a city service, so skip JEA and use the number on your Beaches Energy bill. Permits go through the City of Jacksonville Beach, not the consolidated City of Jacksonville. ZIP 32250 covers the city, with 32240 for PO boxes. Beach Boulevard (US 90) reaches A1A about three blocks from the ocean.

The Building Inspection Division sits at 11 North Third Street, open to the public on weekdays from 8 a.m. to 4:30 p.m. It says cosmetic work such as carpeting needs no permit, and it asks you to call if you are unsure. Plan any put-back around its construction hours of 8 a.m. to 6 p.m., Monday through Saturday, since repairs are barred on Sundays and observed holidays.

Use these as a starting point. Claim documentation applies to every one of them, because a multi-unit loss turns on the record.

Jacksonville Beach questions

Who pays when my Jacksonville Beach condo leak damages the unit below?

That depends on your declaration, your policies and the cause. Florida Statute 718.111(11) sets the framework between association and owner, including exceptions for negligence. It does not decide your claim. Your insurer, your adjuster and your association do, and a licensed public adjuster or attorney can advise you. We document the water path, moisture and damage in each unit so they have facts.

Is my Jacksonville Beach water utility JEA?

Probably not if you live inside the city. Beaches Energy Services, owned by the City of Jacksonville Beach, lists electric, water, natural gas and sanitation service for the city. Neptune Beach receives only electric from it. Homes just outside the city may have a different provider, so use the number on your bill for any meter, shutoff or main question.

Can you start drying if the association has not approved anything yet?

We can begin in your own unit with your approval, and we should, because wet materials do not wait on a board meeting. Common elements and neighboring units need the owner's or the association's permission. Call your property manager right away, and give us their number. We keep the photos and readings available to the manager, the owners and their insurers.
